The New York City Zoning Resolution provisions how a plot a land is used and developed. It establishes permitted uses: manufacturing, commercial, or residential; or combinations thereof. The permitted uses coagulate the identity of the neighborhood by forming the framework for its character. In addition to uses, the NYCZR regulates the bulk of buildings and structures by setting maximum lot coverages, minimum open spaces, maximum floor area ratios, maximum building heights and required setbacks, and yard and court requirements; to name a few.
