New York City Zoning Resolution

At GGAStudios, we untangle the intricacies of the NYCZR and make it simpler for developers, contractors, and other professionals.

The New York City Zoning Resolution provisions how a plot a land is used and developed. It establishes permitted uses: manufacturing, commercial, or residential; or combinations thereof. The permitted uses coagulate the identity of the neighborhood by forming the framework for its character. In addition to uses, the NYCZR regulates the bulk of buildings and structures by setting maximum lot coverages, minimum open spaces, maximum floor area ratios, maximum building heights and required setbacks, and yard and court requirements; to name a few.

NYC Zoning Districts

New York City is the most diverse metropolis in the world. It’s like every part of the world has been placed to co-exist within the city - from the Battery Park to the Inwood Hill Park, from Bay Ridge to Bushwick, from Astoria to the Far Rockaways, from Tompkinsville to Tottenville, and from the Throgs Neck to Riverdale. The NYCZR attempts to address all types of buildings in any of these diverse neighborhoods. It divides the city into districts for the purpose of regulating and restricting specific uses and where those uses are located.

Bay Ridge, Brooklyn

The NYCZR is modified from time to time to adjust to current conditions: economics, environmental, health and wellness issues, or even the trend. It adapts with the context. The NYCZR is probably the most comprehensive and most intricate of zoning ordinances.
