Project Coordinator & Local Law 11 Specialist

I'm the Local Law 11 Specialist at GGA Studios, with a deep understanding of the requirements set forth by the NYC DOB's FISP program. I'm directly involved in every phase of the Local Law 11 compliance process—from initial inspections and overseeing alteration drawings to contractor bidding, negotiation, and project award. I also manage on-site coordination, including adjacent property protection and public sidewalk safety during façade repairs.

I work closely with building owners, consultants, and contractors to ensure a streamlined process that keeps projects aligned with the ever-evolving Local Law 11 regulations across the five boroughs.

At GGA Studios, a typical day is primarily focused on Local Law 11 (FISP) projects—both ongoing and upcoming. In addition to assisting with the development of inspections and reports for FISP compliance, I communicate daily via email and phone with clients, contractors, and our sister companies within the CRSG family.

My involvement in Local Law 11 work gives me the opportunity to coordinate all aspects of these projects—from initial inspections to developing and formatting reports to meet DOB filing requirements, discussing findings with owners and clients, and ultimately filing the reports in collaboration with Les Schmerzler (the QEWI and Principal) here at GGA Studios.

For other projects that have progressed beyond the initial inspection and report submission stage, I assist in developing repair and alteration drawings, soliciting bids from façade specialty contractors, leveling those bids for cost and scope, and managing the construction and project phases of the repair work.

With Cycle 10 FISP inspections having begun earlier this year, I'm currently handling a mix of new projects entering the initial inspection phase, as well as projects wrapping up and preparing for compliance. I also work with clients to develop maintenance programs aligned with this new cycle.

Beyond Local Law 11, I help develop scopes of work for our sister companies when projects require Site Safety Drawings/Filings, Special Inspections and Material Testing, or Expediting services.

Needless to say, there’s never a dull moment in my day-to-day at GGA Studios.
